Clear Choice Roofing specializes in commercial Modified Bitumen and TPO roofing installations in the North Austin to North San Antonio, Texas areas.
The Modified Bitumen roofing system and the TPO roofing system for commercial buildings are similar in many ways and each offer various benefits for commercial roofing applications. Both are flat roofing systems that offer uniformity with great control over the installation and thickness or each layered install along with the benefit of handling all types of weather and temperatures.
Read below for more information on how Clear Choice Roofing can assist with both the Modified Bitumen and TPO roofing systems for commercial buildings in the Austin and San Antonio areas.
Modified Bitumen Commercial Roofing
This system was developed in Europe during the sixties and introduced in the U.S. in the early seventies. The term “modified” refers to the addition of plastic or rubber-based polymeric binders to the asphalt or “bitumen” to improve its performance and durability. Modified Bitumen Roofing Systems are usually assembled using one, two or three plies.
The Modified Bitumen Membrane itself is made up of multiple layers in what is essentially a “factory assembled” built-up roof. During the manufacturing process several coats or laminations of modified bitumen are reinforced with a woven fiberglass, or polyester fabric-reinforcing mat or a combination of both. They are then finished with either a smooth or granular top surface. The Granular type comes in different colors. The smooth surface type is then coated with either an aluminum or white surfacing on site. The coatings are used to deflect the damage from ultra-violet rays from the sun as well as keeping the roof surface cooler.
Modified Bitumen Roofing Systems exhibits many characteristics of a built-up roof (BUR), yet affords the ease of application of a single-ply system. The offering of various specifications allows for multiple plies, which provide redundancy and exceptional puncture resistance to heavy traffic, punctures and tears. Modified Bitumen membranes also have low temperature flexibility and are resistant to membrane fatigue.
Commercial TPO Roofing
TPO (Thermoplastic Olefin) is a very flexible composition of polypropylene and also ethylene propylene which is well suited for any existing flat or low-sloped surface area for your current commercial building. It is rubber-like, expands and contracts with structure fluctuation as well as local climate variances. A TPO roof system lessens the associated risk of breaks and peeling that happen to various other commercial roofing construction materials.
TPO formulation is based on advanced polymerization technology that combines the flexibility of ethylene-propylene (EP) rubber with the heat weldability of polypropylene. Physical properties of the membrane are enhanced by a strong polyester fabric that is encapsulated between the TPO-based top and bottom plies.
The combination of the fabric and TPO plies provides reinforced membranes with:
- High breaking strength
- Tearing strength
- Puncture resistance
The relatively smooth surface of the membrane produces a total surface fusion weld that creates a consistent, watertight monolithic roof assembly. The membrane is environmentally friendly and safe to install. The number one ingredient to a good roof system is proper installation, and we are experts. You can feel confident choosing Clear Choice Roofing for all of your TPO roofing needs.
